Honestly, the gap between raw Airbnb data and anything actionable is still the main frustration for most hosts I talk to. Occupancy rates alone mean nothing without comp set context, and pulling that manually from the platform every week is a waste of time at any scale beyond two or three listings.

What's changed in the last couple of years is that a few tools now give you market-level ADR trends broken down by bedroom count, not just city averages. That granularity actually matters when you're pricing a studio against a one-bed, not against the whole market. I found plus de details on that side of things worth reading through before committing to any particular analytics setup.

Seasonality modeling is where most hosts still underinvest, for what it's worth.
